Phase 1 of the eviction process

We will draft the required notice based on your circumstances and serve it on the tenant. A copy is sent to you and evidence of serving is secured as these documents may have to be relied on in a court of law.

Phase 2 of the eviction process

Possession OrderOnly £   195

A correctly served section 8  allows you to apply  to the court for a  possession order.  A successfully served section 21 will allow you to apply to the court for an accelerated possession order. We will carefully draft the required documents according to your case and send them to you for signing. You pay the court fee of £150 directly to the court when you send the documentation. Whether you have to attend court or not depends on many factors, we will explain to you the procedure and help you every step of the way. If there is no defence in some cases you do not need to attend court and therefore don’t need a barrister. Watch out for unscrupulous eviction services that involve barristers that you just don’t need.

If you want us to arrange a solicitor to attend court with you or on your behalf we can arrange this. The cost for involving a solicitor is an additional £ 275

Phase 3 of the eviction process

BailiffOnly £   165

In the unlikely event that the tenant does not leave the premises after receiving the court order we can arrange for a bailiff to turn up and remove them. Changing the locks is highly recommend, which is not included in the price.
